Q. Why are you trying to send a verification on me?
A. Digital Risk was contracted by a third party bank to perform post-closing audits. We verify that loan information provided at the time of closing is true and accurate.
Q. How was this authorized? I didn’t authorize this.
A. When you sign loan documents at closing, you sign a standard 1003 application form. The signature section of this form explains that the document gives authorization to the lender, servicer or any investor to re-verify the information at any time during the life of the loan. This is very standard and customary. We don’t need any current information.
Q. What happens if I don’t want my employer/bank/CPA to send the verification back?
A. No problem. Just ask them to make a note stating that they can’t complete the verification at this time and have them fax it back to Digital Risk. For the appropriate fax number, please call 407.215.2900 and advise the name of the person requesting information.
Q. What if I’m not comfortable with sharing/filling this information out?
A. We understand. If you could please fax back the cover sheet that was sent to you with a note explaining you are not able to provide and we will put that in the file and move on.
